Property Description

The Charlotte International Airport awarded Stewart Cooper Newell Architects with the design of their new Aircraft Rescue and Firefighting (ARFF) facility. This two-story 50,000 SF facility is complete with a mezzanine level and is strategically designed to achieve operational efficiency, environmental stewardship, and long-term sustainability. Constructed with robust, locally suitable materials such as masonry, concrete, and structural steel, the building supports both airfield emergency and structural fire response functions. The compact, access-controlled site minimizes traffic interaction and environmental disturbance, with dedicated circulation routes separating public and staff movement. Emergency access is facilitated via Yorkmont Road for structural incidents and directly from the adjacent taxiway for airfield emergencies. The facility includes ten dual-direction, drive-through apparatus bays and a bypass lane, enabling quick deployment while reducing engine idling and fuel consumption. The bays are double-loaded and strategically arranged to prevent cross-contamination between operational zones and living quarters.


Supporting areas include dedicated spaces for decontamination, laundry, and gear storage. The mezzanine level houses mechanical, electrical, and plumbing systems, as well as owner-provided equipment and training props. This configuration enhances HVAC zoning and energy efficiency while streamlining maintenance. The design emphasizes occupant health and comfort, with a focus on indoor air quality, thermal performance, and adaptability for future needs.


Key program spaces include a secure public lobby, IT infrastructure, and restrooms on the ground floor. The upper-level features administrative offices, a training room, and a central atrium that provides natural daylight and visual connectivity between floors. Staff amenities comprise a fully equipped kitchen with adjoining patio, fitness room, dayroom, and sleep quarters with direct access to the apparatus bays. Supporting functions such as showers, lockers, and laundry are configured to optimize operational efficiency and water conservation. Designed for scalability, the building is solar-ready and positioned for potential future expansion along the taxiway. An upper-level balcony provides outdoor respite and the possibility for future development with views of the airfield.
